Limefield House – Public Consultation

Public Consultation

On behalf of our client Ian Worthington, proposals for the site at Limefield House are presented in this online public consultation and are available to view from the 12th April to 2nd May 2024.

The development proposals involve the sensitive restoration of Limefield House to a single property, restoration and conversion of the Coach House/Stables to two dwellings, and the development of 3 new dwellings within the walled garden of Limefield House. The 3 new dwellings are required to contribute to the restoration costs and address the ‘conservation deficit’ i.e. the difference between the cost of repair vs end value.

The proposals represent a significant opportunity to save the nationally listed buildings and a local landmark which has been vacant for an extended period of time, enabling it to be appreciated by future generations. The proposed scheme will provide significant planning and heritage benefits, including:

  • The sensitive repair and conversion of Limefield House and the Coach House/Stables which will secure the long-term future of these Grade II heritage assets.
  • The creation of 3 x new build houses of the highest design quality, designed in response to the history of the site and taking the form of the buildings historically associated with the site.
  • Ensuring no adverse impact on the Green Belt, trees and ecology through informed advice by various specialists and consultations with Cheshire East Council and Historic England.
  • Ecologically enhancing the site that responds to the historic form and context of the grounds. The building restoration works, removal of unsightly structures and landscaping proposals will have a direct positive impact on the listed buildings and their setting.

After the consultation has ended, all comments will be taken into consideration which will enable progression of the scheme into its final design stage. Paul Butler Associates will then be submitting a planning application to Cheshire East Council.
