HMOs / Co-living

Paul Butler Associates have substantial experience of advising on HMO and Coliving developments throughout the development process. The Practice regularly provides feasibility advice to clients on such projects, including reviewing proposals against national and local planning policy, identifying potential constraints (such as an Article 4 direction) and suggesting mitigation where appropriate. The Practice prepares robust planning applications for such developments whether they involve the conversion of a vacant offices, shops, public houses, or residential dwellings. The Practice will undertake pre-application consultation with Council’s and local communities where appropriate and represent clients at Planning Committee where necessary. Swan Street, Manchester City Centre

Change of use and associated alterations to a rundown and vacant office building to provide a 22 bedroom coliving development.

Fletcher Street, Stockport Town Centre

Change of use and external works to a vacant former nightclub to a 15 bed HMO with extensive communal living areas.

Market Street, Wigan

Conversion of a former funeral directors and office accommodation to provide three HMOs with a total of 15 bedrooms.

Peel Street, Tameside

Change of use and associated external alterations of a former bakery and ancillary residential accommodation to a 6 bed HMO.

Waggon and Horses, Rochdale

Change of use and associated alterations of a vacant public house to provide a 17 bed HMO.

Haulgh Cottage, Bolton

Retrospective planning permission and listed building consent were secured to allow the continued use of the property as a 40 bed HMO.

Knowsley Street, Bury

Change of use of a pair a terrace properties from offices to provide two 8 bed HMOs with associated external alterations.

Glendore, Salford

Change of use of a former nursey located within an Article 4 area to provide an 11 bed HMO with associated works including rear dormer extensions.
