On behalf of the landbank, Paul Butler Associates Ltd prepared a planning statement and heritage statement in support of an outline planning application for a mixed use development, including retail, leisure, commercial/office space and retirement apartments, on a high profile town centre site at land to the rear of 13 Chapel Street, Glossop.

The application was initially refused by members but turned over at appeal in favour of the applicant. Paul Butler Associates Ltd represented the applicant at appeal and in addition to securing planning permission the practice also gained an award of costs on behalf of the applicant. The appeal proposal provided a positive enhancement to the riverside environment complementing the ethos of Glossop village. It enhanced the visual amenities of Norfolk Square conservation area and preserved its character, adding to the vitality and enjoyment of the town centre. Following approval of the appeal proposal the land was brought forward for development with the site now occupied by Calico Court a popular McCarthy and Stone retirement development.
